FAQS
-
A standard home inspection includes a detailed visual assessment of the property’s major systems and components—from the roof, foundation, and structure to electrical, plumbing, and HVAC. We provide an interactive digital report that’s easy to navigate, complete with photos, videos, and clear explanations of any findings.
-
Most home inspections take 2–4 hours, depending on the size, age, and condition of the property. Larger homes, commercial buildings, or properties with additional services (like radon testing or outbuildings) may take longer. We always take the time needed to ensure a thorough, accurate inspection.
-
We recommend that clients arrive toward the end of the inspection for an in-person summary of the findings. This allows time for a walkthrough and discussion without slowing down the inspection process. If you can’t make it, no problem—your detailed report will include everything you need, complete with photos and videos, and we’re always available to answer any questions afterward.
-
Your detailed, easy-to-read inspection report is typically delivered the same day or within 24 hours of the inspection. Reports are sent digitally through our Spectora platform and include a Repair Request Builder feature to help streamline negotiations between buyers, sellers, and agents.
-
We recommend scheduling your inspection as soon as your offer is accepted to ensure availability within your inspection contingency period. In most cases, we can accommodate inspections within 3–5 business days, depending on the season and location.

Inspection pricing depends on the property’s size, age, location, and type (residential vs. commercial). Optional services like radon testing or detached structure inspections are available for an additional fee. For an exact quote, contact us or request an inspection online—we’ll provide transparent pricing before you book.
-
Radon is a colorless, odorless gas that naturally occurs in soil and can enter homes through cracks or foundations. Long-term exposure is the second leading cause of lung cancer in the U.S. Central Oregon has areas with elevated radon levels, so testing is highly recommended. We use continuous electronic radon monitors that provide accurate, fast results.
-
Phase inspections are ideal for new construction projects and are performed at key stages—foundation, framing, and final. While the city conducts its own inspections for permit and code compliance, our private phase inspections go beyond that—focusing on overall quality, workmanship, and potential issues that could impact the home’s long-term integrity or safety. Builders, buyers, and homeowners often choose third-party phase inspections for added peace of mind, ensuring the home is built correctly and with care before moving on to the next stage of construction.

Yes. Our inspections come with Escrow Cancellation Protection, so if your first offer falls through, we’ll provide a discount on your next inspection. We stand behind our reports and are always available to answer follow-up questions, even after you’ve moved in.
