New Construction & Phase Inspections

Radon Testing

  • Radon is a naturally occurring radioactive gas that comes from the breakdown of uranium in soil and rock. It’s odorless, colorless, and can enter homes through cracks in foundations, floors, or walls—and long-term exposure can pose serious health risks.

    • A continuous radon monitor is placed in a closed-off room for 48 hours to measure radon levels in the home’s air.

We always take the time needed to ensure a thorough, accurate inspection.

  • We recommend that clients arrive toward the end of the inspection for an in-person summary of the findings. This allows time for a walkthrough and discussion without slowing down the inspection process. If you can’t make it, no problem—your detailed report will include everything you need, complete with photos and videos, and we’re always available to answer any questions afterward.

  • Your detailed, easy-to-read inspection report is typically delivered the same day or within 24 hours of the inspection. Reports are sent digitally through our Spectora platform and include a Repair Request Builder feature to help streamline negotiations between buyers, sellers, and agents.

  • We recommend scheduling your inspection as soon as your offer is accepted to ensure availability within your inspection contingency period. In most cases, we can accommodate inspections within 3–5 business days, depending on the season and location.
